Public meeting to be held on proposed redevelopment of Brockville Shopping Centre

The City of Brockville will host a public meeting next month to discuss the redevelopment of the Brockville Shopping Centre.

The proposed amendments will, if approved, permit the property, located at 125 Stewart Boulevard, to be subdivided and redeveloped to accommodate a mix of commercial and residential uses on each property.  The meeting will be held on Tuesday, Feb. 6 at 6 p.m. in Council Chambers.

In a planning rationale document describing the project, it was explained that The Urban Hulk and IN Engineering + Surveying have been retained by Mr. Jameel Madhani on behalf of 2746382 Ontario Inc. to prepare a planning report for the proposed Severances, Zoning and Official Plan Amendment.

“Overall, the proposed development is consistent with the intent of the Provincial Policy Statement, and local policies,” the report states. “However, a site-specific Official Plan Amendment and Zoning By-law Amendment are required to ensure that the Proposed Severances and development is consistent with both policy documents.”

Highlights include a proposal to amend the current MC-2 Mixed Use Corridor Special Exception Zone and create a new MC-3 Zone, MC-4 Zone, and an MC-5 Zone to permit the following:

  • Permission for 100% of the ground floor to be used for residential and/or commercial.
  • Reduction to the minimum required amenity space of 50% per bedroom type.
  • A Reduction to the minimum required children’s play area size from 2.5m2 per unit to 1.75m2 per unit.
  • A Reduction to the minimum parking required per Apartment Unit from 1.1 spaces to 0.8 spaces.

“The development accommodates a diverse range and mix of commercial, retail, service, and residential uses,” states the planning rationale document. “The redevelopment offers a more efficient use of land and infrastructure, and facilitates transit-oriented development along with improved parks and open space.”

All public comments concerning the proposed amendments will be heard by the Planning and Development Committee at this Public Meeting. Any person may attend this public meeting and make written or oral representations in support of, or opposition to, the proposed amendments.
