River Valley Estates gets subdivision plan extension

Leeds and the Thousand Islands council is supporting a request for extension of a draft plan of subdivision for River Valley Estates.
Council unanimously signalled its support during its Nov. 12 meeting.
“I actually drove up there and have seen the progress that’s already happening there, and there’s 10 houses that are up there already,” said Coun. Brian Mabee. “All magnificent homes. It’s looking good and has added quite a bit to our township.”
The original draft plan of subdivision approval for the proposed residential subdivision was issued on Jan. 11, 2011. Phases one and two have been registered, leaving phases three through five as outstanding phases that remain subject to the draft plan of subdivision conditions.
Previous extensions had been granted by the United Counited of Leeds and Grenville, resulting in the current lapsing date of Jan. 11, 2025.
On Sept. 30, 2024, Forefront Engineering Inc. submitted a letter requesting an extension to the River Valley Estates draft plan of subdivision approval on behalf of River Street Development Corporation to the United Counties of Leeds and Grenville.
As a result, the counties have put forward the proposed new lapsing date as March 24, 2026.
Council heard that updates to comply with the draft plan conditions for phases three, four and five are currently underway, however, it will not be possible to register the remainder of the subdivision prior to the current Jan. 11, 2025 lapsing date.
Support of this request allows the applicant to complete the study updates that are currently underway, which in turn will facilitate a complete application for final plan of subdivision approval.
